TWO TYPES OF REAL ESTATE CROWDFUNDING

You're all experienced real estate investors, but you still may not have experience with crowdfunding. Real estate crowdfunding sites were first adopted by house flippers when they didn't have easy access to bank financing. Flippers would announce a project, then ask people to buy-in for a return on investment or an equity stake. So crowdfunding isn't a brand new animal, but it has grown up since then. Today, there are two primary types of sites for crowdfunding real estate investments.
  • Equity crowdfunding: These sites help individuals become partial owners in distinct properties or projects. It's a passive investment. Investor returns are a share of profits from the completed project. Investment minimums are around $5,000. Search Google for "equity real estate crowdfunding" for more details.
     
  • Loan (debt) crowdfunding: These sites act as lenders. Loan investors can participate for as little as $500. Their return comes from interest paid by the borrowers. These returns are generally safer than equity crowdfunding returns, because debt is paid back before any equity is distributed. Search Google for "real estate loan crowdfunding" for more. 
If you plan to give it a try, do plenty of homework and avoid snap decisions without considering all options.

CHECK UNUSED CREDIT CARDS

Standard advice for closing a credit card is to get a final payoff amount from the card company to avoid lingering fees. No one wants to be shocked by a ding on their credit report for $0.29 that was "written off" as a bad debt. But worth even more attention is watching a credit card that's still open, but with a zero balance. Check it periodically. Make sure you don't have any lingering fees or subscription payments coming out automatically. Or worse, fraud activity.
