Property Management-Turning Rental Problems into Real Estate Profits

PETS, SMOKERS, AND NUISANCE CALLS

My first pet policy was a no-pet policy which was what most of us do.  I discovered over the years that even though I had a no-pet policy, I still had pets in my rentals.

Smokers are not a protected class. You can have a policy that says “no smokers allowed” in your rental properties, but just like pets, you might find from time to time, even though you have a nonsmoking policy, that you, in fact, have smokers in your properties.

I decided to have a policy that dealt with nuisance calls. I said in the policy that if I get three calls for what I consider a nuisance, in other words, it’s the same thing and they keep calling, I would charge a fee! I put in the leases that I’m going to charge a $25 per phone call after the third call that I consider a nuisance call and I get to determine what is a nuisance call, not them. Guess what? That caused a dramatic reduction in the number of nuisance calls.
