How do you fill vacancies?

How do you advertise vacant units and acquire tenants to occupy those vacant units?

The goal is to advertise the units when ready to be shown.   A unit must be completely done before advertising or showing. What that means is the unit must be completely ready, clean, and with no needed repairs. It doesn’t make sense to show a vacant unit that is not ready to rent. It’s just a waste of time.

According to Webster’s Dictionary, here’s the definition of marketing: “Marketing is defined as the activities involved in making people aware of a company’s products, making sure the products are available to be bought…”

Advertising is to publish or broadcast advertisements or the business of creating advertisements.

Marketing has more to do with learning and understanding where you own your rental properties, the prospective tenants who want to live in those rentals, and determining the best pricing strategy and methods to reach out to your marketplace.

What it comes down to is “Market + Message + Media = Success.” Marketing is answering who your prospective tenant is—where are they and do they want to be where you are? Message is the actual verbiage, language, or image you’re conveying to them. The media is the actual channel through which you do your advertising…the “Media” you use.

Advertising has more to do with understanding and using the available methods for getting your message across. There are a number of them out there. Here are a few worth mentioning:

  • Tenant Referral Program
  • Posting on Bulletin Boards
  • Using Social Media
  • Church Bulletins
  • Local Publications
