Screening Prospective Tenants

The goal is to rent vacant units in an effective timeframe.

Always note that location, condition of property, and seasonal limitations all are determining factors when a unit does not rent quickly.

Telephone prescreening

You’ve run your ads, people are looking at them and they’re starting to call you.

You’re going to obviously get their name, their phone number, their work number if you can, and cell number. Get as many phone numbers as you can, with a minimum of one. You want to find out how many adults are going to be leasing with this caller, which includes everyone’s age 18 and older, the number of children, and everyone under the age of 18.

Ask how many pets they have or what kinds of pets they own. Ask when are they looking to occupy the apartment/house, and when are they looking to actually make the move. Ask them why it is they’re looking to move, and tell them they need to provide landlord references. I always get two.

On the actual application, there’s a lot more information to gather such as their former address, length of stay, etc. This application will come much later in the process.
