Over the next eight modules, I’m going to describe the process at a high level so you’ll know how to get started. After this introduction, we’ll spend an entire module on marketing and advertising. Next, I’ll teach you about screening, which is an absolutely critical process to help you maximize profits while minimizing the expense and risks of owning rental properties. Then, I’ll explain the role Section 8 and charitable organizations can play in your rental business, if you choose. We’ll also get into security deposits and the laws around them, based on 1957 Landlord-Tenant law, as well as bookkeeping. I’ll show you how to implement policies that can help you profit from pets and even smokers, while avoiding, and even eliminating, nuisance calls. We’ll discuss property management and maintenance, and finally, life in the trenches—with real world examples and valuable lessons about what happens when you grow your own rental empire.
You’ll also get a series of Policies and Procedures right from my own business—Win Rental Management—which was one of the fastest growing businesses in Western Pennsylvania at the time. We grew from 40 units to 700 units in about three years with no advertising and no marketing costs. You can use these templates for everything from signing out keys, to agents showing your vacancies, and to the move-out and walk-through process when someone leaves one of your units.
Let’s jump right in. I want to give you an idea of what it’s like as I give examples of what happens when you acquire rental properties. I’m not just going to give you all the glorious stuff, because it’s not all glorious. There is a lot of glory in this business, a lot of profit, but it’s like the yin and the yang.
