Screening Tenants
When someone first calls you, obviously you want to build rapport. Get their name because you want to refer to people by their name. Before jumping into the business, always start a conversation first. That’s how you build rapport. It’s the first thing you do no matter what.
You have their name, now get their phone number, their work number if you can, and cell number. Get as many phone numbers as you can, with a minimum of one. You want to find out how many adults are going to be leasing with this caller, which includes everyone age 18 and older, the number of children, and everyone under the age of 18.
Ask how many pets they have or what kinds of pets they own. Ask when are they looking to occupy the apartment, and when are they looking to actually make the move. Do they smoke? Get information about their vehicles. Ask them why it is they’re looking to move, and tell them they need to provide landlord references. I always get two.
