You need a buyer first!

 You’ve got to build up a database of buyers, so you have pent-up demand. Then when you find inventory, not only are you satisfying demand, it’s much easier to get commitment from people, plus you’ll know exactly what they’re looking for in a property.

So, how do we actually find buyers?

That’s done through marketing and advertising. There is a three-part method for reaching people. Think of the corners of a triangle: one corner is “message,” another is “market,” and the third is “media.” The market is the people you’re looking to serve. The message is what are you going to convey to those people?  The media is how you’re going to convey it.

In other words, if you send something in the mail, the mail is the media. Whatever is in the mail—the letter you’re sending, the brochure, or what have you—that’s the message. The person receiving it is the market. All three need to be in alignment and match perfectly in order for you to have success.
