Episode 262: Crafting Successful Real Estate Investment Strategies, with Edwin D Epperson III

Edwin Epperson has created and managed two prior close-ended mortgage funds in 2018 and 2020. His personally designed, and developed underwriting criteria for private loans, secured to single family residences has allowed him to keep his default rate under 3.00% of all loans deployed. He has processed and underwritten over 120+ loans and deployed over $20,000,000 in loans secured to single family real estate and investment borrowers since 2014. Strategic partnerships, and creative deal structures have allowed him to create and share joint ventures with his partner investors as well as low leveraged 2nd lien position. Through his dedication to low-risk, high-return investment loans, his capital partners have enjoyed annual returns between 7.50% to 10.75% averaged out over 9 years of lending. Edwin is the creator and developer of a first of its kind Private Lending course, which takes capital investors with no knowledge of private lending, to being able to make their first, low-risk, secured real estate loan, within a matter of days. This has allowed capital investors to utilize their retirement accounts as well other capital accounts, to make secured investment loans, while also providing more lending opportunities for Edwin and his capital partners.

Edwin served in the United States military, U.S. Army, from 2002 until his honorable discharge in 2015. Finishing his career as a combat diver with the US Army Green Berets, he personally was responsible for over $30,000,000 in military hardware, and communication equipment. He oversaw and led the creation of military high frequency and satellite communications training for US and foreign troops. He personally trained deployed with over 300 combined Afghanistan and Colombia special operations forces in combat patrolling, and communication techniques.

He is an active member in his local church, married for 8 years and has two sons. He enjoys a good bourbon, cigars and diving in his free time.
