Wendy Patton is a very successful creative real estate investor who started when she was young and broke. She has found that creative seller financing is a way to invest in real estate without using traditional bank financing. Her shift to Real Estate Investing at 21 Years of Age
At the age of 21, Wendy started investing in real estate. Like most young adults she was single, broke, thinking “Corporate America” was her only future. She graduated from college, was hired for that corporate America “dream job”, but was $20,000 in debt. She found real estate investing and realized that Corporate America wasn’t the golden path to what she wanted.
When Wendy began investing in real estate, she didn’t fully understand her financing options, so she started purchasing real estate investment properties on her credit cards.
“At that time I didn’t know of any better way to invest. I did not have the assistance or availability of coaches and instructors. I wish I knew then, what I know now about investing in real estate and creative seller financing” Wendy stated.
By the time she was in her early twenties, she had more than $200,000 on her credit cards (for her real estate deals)! She then got married, had twins, got divorced, and found herself to be a single mother, all within a short time span. Over the next few years, she accumulated more properties while working full-time in the corporate world.
She needed to make a living, and make it fast to pay off the credit card debt she had accumulated. She came to specialize in creative seller financing techniques like lease options, subject tos, land contracts, and seller financing.
So why these techniques you may ask?
Because like many of you, she didn’t have the money or the credit she needed to buy in a conventional way. Now, with the lending industry the way that it is, most real estate investors can’t buy properties without being creative. These techniques are crucial for today’s real estate investor.

At the age of 25, Zach decided to leave the world of bartending and personal training and jump into a family business…real estate investing. It was one of the first big risks that he took in his life….as he knew absolutely nothing about real estate. Through hard work, and the help of his Father-in-law, he was able to launch his new found passion. Their focus is on buying properties using terms. Mark Podolsky was an investment banker specializing in mergers and acquisitions with private equity groups. Not happy with his current position he meets someone who as a side hustle was finding he could be extremely profitable as a “Land Investor”. He was buying up raw land at pennies on the dollar…flipping them online and making…and making a 300% return on his investment. Realizing the opportunity he decided to give it a try with the help of his new friend. They went to New Mexico with Mark’s 3k in hand and he buys 10…½ acre parcels at an average price of $300 each. He puts them all online and finds it worked they all sold for an average price of $1200 each. And so it begins!
$90,000 in the next 6 months
Seeing how successful he was the first time around he decided to repeat the process and try it again. This time he was able to generate over $90,000 in 6 months. With that ROI it was a no-brainer and the decision was made to continue this process while still at his job in banking until he and his wife were secure enough with this investment strategy to leave his banking position.
18 Months to a Secure Income in Land Investing
Mark continued to repeat the process seeing success each time. After only 18 months, he found that he was able to completely replace his Investment Banking Income with the newfound Land Investment Income and he was able to leave his banking position for good. He has been investing in land full time ever since and has completed over 5400 land deals as a result,

Adam Southey and Justin Sliva have created a successful business as “Land Investors”. Their history had them working on the Railroad together as well as their side hustle which was selling products on Amazon. One day….Adam crossed paths with someone who was buying land for $100.00 per acre and reselling (flipping) for profit. He decided to give it a try. He bought 3 2 ½ acre parcels at $250.00 each and sold each @ $1000.00. That was 4 years ago and the start of what was to become a successful business venture.
When Justin saw what Adam was able to accomplish with Land Investing he wanted to come in and dominate it! At this point they had a couple #1 products together on Amazon as well as a Private Label company…but seeing the opportunities that now existed for them as Land Investors, they decided to liquidate their Amazon Company to place their focus and resources into Real Estate Investing.
Successful Land Investors
Adam and Justin’s niche is to buy and sell land that they purchase through direct mail at 30% of the value. One of their strategies is to offer owner financing where the down payment covers their initial cost for the property and the monthly payments are straight cash flow. They have purchased properties in 39 states using a drone service to view the properties. They also use a time machine on google earth so they can go back and view property changes over the past 20 years. Between the 2 of them, they have closed over 500 deals in the past 4 years. They continue to “Flip” land for profit and have been able to purchase for as little as $50.00 per acre.
